Description:

Marriott Courtyard sought to create a first-class hotel located within the Old Town District of Wichita while maintaining the character and charm of the Old Town experience. The existing two story Ranney (grocery) warehouse was selected as the site of choice due to its structural ability to be converted into a hotel. The project was designed to occupy the existing warehouse building with the addition of three stories above the roof. This project was designed in compliance with the Secretary of Interior’s Standards for the Treatment of Historic Properties with guidelines for preserving, rehabilitation, restoring and reconstructing historic buildings.

It was the intention of the developer to refurbish the stucco on the south side of the building and maintain the look of the Spanish style elevation. A new porte cochere of exposed steel was added to the south elevation. It was designed to have minimal visual impact to the structure. The remainder of the existing elevations were covered with an exterior insulation finishing system to complement the architectural theme established by the design and the existing south façade. The three-story vertical addition carried this same theme with common colors, materials and textures established by the lower floors. The existing windows on the east and west elevations were lowered so that they could accommodate guest suites.

It was decided that an atrium would create an interesting interior environment distinctive of a high-end hotel. This atrium also housed a pair of six stop-traction elevators, elevator lobbies and a grand stairwell that lead to the second floor meeting rooms and the breakfast area located on the lower level. To create the atrium, the existing slabs would be cut and lifted out from above. New steel would support the edges of the atrium space. The atrium walls are clad with brick veneer and a synthetic stucco material in “townscape” fashion that would emulate the ambience of the surrounding Old Town District utilizing brick facades, cast stone lintels and sills with projected balconies.
