This master planned development has provisions for both manufacturing/warehousing and retail businesses. Initially planned for 600,000 SF gross area for six separate buildings and 60,000 SF of retail in three separate buildings, the project has the first 100,000 SF warehouse/distribution facility complete with a 100,000 SF expansion under construction and another stand-alone 100,000 SF spec warehouse also completed. Each 100,000 SF building is designed for maximum flexibility to accommodate up to four tenant partitionings allowing independent and separate entrance, identification, utility, service, parking and operational functions. Allowance for flexibility was also provided for the future locations for truck docks, interior slab modifications, locations for future new openings in the perimeter walls, provisions for future roof mounted equipment and electrical services.
Working with a conservative budget and an aggressive development pro forma, construction costs were minimized, however, the architectural impact is very positive and well received by tenant beginning to occupy the development. Tenant interior modifications completed so far have confirmed that provision for maximum flexibility has paid off with only minor modifications required of the original shell building.
The exterior design is in keeping with the owner’s equestrian theme for all developments in his southwest Wichita portfolio. Integrating their brand’s identifying red highlights and using native Kansas stone with the “Cross Gate” motif, the building design integrates and is easily identified with the owner’s other properties.
