The Historic Orpheum Theater is an iconic jewel in downtown Wichita. LK Architecture was initially hired to evaluate the condition of the brick façade and recommend remedies to recondition the façade of this historic structure. Looking to securing the future of this Midwestern landmark, the Orpheum Board of Directors asked LK to evaluate the entirety of the existing building and help the board explore the future needs of the facility including rehabilitation of the office component of the building into a modern pre-event space, caterer’s kitchen, box office, retail outlets and a new black box theater center. The spatial and operational program was developed around a multi-year, multi-phased construction schedule to accommodate fund raising expectations. The 225,000 square foot facility restoration, renovation and addition was broken down into a three phased improvement schedule: a $10 million phase I effort and $45 million in future II & III phases. The needs assessment report included a building conditions report, program and master plan, a conceptual cost estimate broken into phases as well as renderings for use in the fund raising campaign.
